Tell Tale Signs of Exterior Paint Failure:

	COLOR FADING Color looks dull or faded. Light colors seem to be turning gray. Deep colors are losing depth.
	PAINT PEELING, CHIPPING, OR CRACKING This condition exposes raw wood to moisture and allows increased deterioration.
	CAULK FAILURE Loose, cracking, or peeling caulk can lead to energy loss, insect invasion, and moisture penetration. Caulk failure is also a contributing factor with wood rot, and mildew growth, both on the interior and exterior of the home.
	MILDEW This condition presents itself as little dark spots (spores) on the surface of the paint. It should be removed with a mildewcide and power washer. When the house is repainted, a high quality, mildew resistant paint should be used.
